Verify project ownership (may include Geographic Information System mapping and county records)
Our focus is to best protect you, our client. We handle each project conservatively and all statutory requirements will be followed by our team, to secure your mechanic’s lien and bond claim rights.
At NCS, our goal is to send preliminary notices to inform parties of your involvement on a construction project, to prompt open lines of communication, and facilitate payment.
Learn more about why we recommend serving preliminary notices upon all parties within the ladder of supply.
As a best practice, we recommend our Premium Notice Service to protect your rights and help prompt payment. And, we suggest sending sending a notice in all states. With our Premium Notice service, our team will verify project ownership, serve all parties provided, search resource documents, investigate corporate legal names, and prepare statutorily appropriate notices.
Verify project ownership (may include Geographic Information System mapping and county records)
Serve all parties provided with a copy of the statutorily appropriate preliminary notice.
Search resource documents when applicable. (e.g., Notices of Commencement, permits, and contractors licenses)
Investigate corporate legal names in the contractual chain and identify Registered Agents for service
Obtaining complete job information is critical to secure your mechanic's lien and bond claim rights. Job information is any information related to a given construction project and includes project type, project ownership, the state in which the project is located, and who you sold to within the ladder of supply (aka the contractual chain).
The easiest way to identify the property owner is to use the Assessors Parcel Number (APN). But what if the APN search is fruitless? Our team jumps to GIS Mapping!
Are you familiar with Geographic Information System (GIS) mapping? Learn more about GIS mapping and how we identify a property owner.

One of the most popular questions we get is "Why do you serve the registered agent with a copy of the preliminary notice?"
Our standard business practice, for our Premium Notice service, is to serve the registered agent for all parties required to receive a copy of the preliminary notice. The registered agent is a clear, identifiable person or company, who can accept service of all legal documents on behalf of a party.
If you are unsure if a preliminary notice should be served, or have other questions related to our process, please don’t hesitate to contact your Notice & Mechanic’s Lien Specialist or email NCSsales@NCScredit.com and we’ll be in touch soon.
